    Yes. Listing your property on our public platform is completely free. However, we have a Preliminary verification process before we list any Land on our platform. Only verified listings are posted to the platform.

    If you are listing a Land on 1acre, the buyers will call you directly on your contact number. You do not need to pay any commission to 1acre, on closing the transaction, whether you are an agent or a land owner. 1acre only charges for transactions that we facilitate - Where the Land owner had explicitly asked us to sell, on his or her behalf.

    You can list all kinds of Land - agricultural lands, residential plots, prime land parcels, commercial plots across any state in India.

    • We ask for the basic ownership document for the Land (for ex: a passbook for Telangana or 7/12 for Maharashtra).
    • We verify the details mentioned in the document (Ownership, extent, Sy.no etc.) against the records in the respective state govt. Portals.
    • We also check that the location provided is matching with the cadastral maps, where applicable. You can find the detailed state-wise Preliminary Verification Process .
    • The document collected for the Land is only for internal Verification Process and will not be publicly displayed or shared with anyone else.

    We need the following details, to list your land or plot.

    • Location: Exact location of the Land or Plot.
    • Extent: Total area (in Acres/Sq.Yds etc.).
    • Road Access: Access/Abutting Road width, type of road (BT, CC, formation etc.).
    • Price: Your asking price per acre/ per Sq.Yd and total price.
    • Photos/Videos: High-quality visuals of the land and access roads help significantly.
    • Additional Attributes - Like road frontage, water source & other infrastructure available at the site.
    • Document: Required as per our Preliminary Verification Process.

    Yes, real estate agents and brokers can list Lands. However, 1acre maintains transparency and marks listings to indicate if they are from a direct owner or an agent.

    Yes. You can access all the Lands Listed by you, in your profile. Click on any land and you can place an edit or delete request. If it’s sold out, you can let us know and we will mark it as sold out.

    Yes. Whether you are an owner or an agent, you can list as many lands as you want. The only condition for Agents is that you should have direct access to the Land Owner for all the Listings done by you. Users give us feedback through report listing and we take action on Agents who give us wrong listing data or in case they do not have direct access to the owner.     As an agent, you might have specific expectations (including % commissions) from the buyers, in a transaction. You are advised to mention your expectations to the Buyer clearly, during the initial conversation. Similarly, we encourage the Buyers to actively discuss and sign the percentage commissions with the agents, so the process does not become inconvenient at a later date.

    Timelines of selling a land depend on so many conditions, especially the market conditions vs your expectations. However, by doing some work up front, you can keep the Land transaction-ready, so when there’s an opportunity to transact, you are not delayed by unnecessary factors and because of its readiness, Land becomes more attractive to a potential buyer, helping him or her decide faster. Delays also amount to the transactions falling out, taking the seller again, to Level Zero. Below are the steps to follow:

    • Have a legal opinion ready: Have a complete legal report ready from a competent lawyer. Usually legal opinions/due diligence take up 3-6 months in a land transaction. By having the legal opinion ready, you can hope to completely eliminate this delay. Plus a well documented opinion will be easy to process for the buyer’s lawyer. The legal readiness induces a lot of trust upfront for the Buyer.
    • Survey Report: Apply for a govt. survey immediately and get a survey report ready. In some states, it takes up to 6 months for the govt. surveyor to be assigned because of long queues. Resolve any possession issues with the neighbours, based on the Survey. In case the govt. survey is getting delayed, a report from a qualified tippon (called differently in different states) surveyor can help to a good extent.
    • Possession & Activity: Having an established possession - A good fence or a boundary wall plus some kind of activity - either agriculture or any other activity, makes the land more desirable and gives more assurance to the buyer on the legal sanctity of the land.
    • Transparency: Clearly disclose any legal issues or encumbrances; it prevents deals from falling through later.
    • Better pricing: Everything else remaining the same, the lower the price, the faster it can get sold in an open market.
    To get maximum price or better liquidity for your land, all the steps mentioned in the previous question need to still be followed to keep the land transaction ready. You generally get better value by giving your Land for Joint Development, to a reputed builder, than selling it outright. But it all depends on your risk appetite.
